For the 2027-28 Year
We support the City’s efforts to adjust the leasing timeline to better meet renters’ needs (great work, GEO and CSG!). At this time, we do not have information about availability for the 2027–28 academic year. Under Ann Arbor’s Early Leasing Ordinance and Right to Renew, property owners/managers cannot ask about renewals until 210 days into the current lease. You can read more about that here.
In the spirit of equity and fairness, we do not maintain waitlists, offer “first right to lease” agreements, or accept holding deposits. Although these practices are common, they undermine the intent of the Early Leasing Ordinance by accelerating the leasing timeline, increasing pressure on students, and favoring those with greater financial resources.
Ann Arbor prohibits waitlist, holding, option, and showing fees, so no property owner/manager should be asking you for those. While Wessinger Properties does not charge an application fee, the maximum application fee any property owner/manager may charge is $50. If they do not lease a unit to an applicant who has paid the fee, the application fee must be refunded within 60 days. You can read more about that here.
We encourage prospective residents to seek out management companies that comply with both of these ordinances.
When can I contact you about a lease?
For leases beginning in 2027, our contact and showing/signing schedule is as follows:
Larger Units – 3+ bedrooms (May to May leases only)
Email contact opens: November 29, 2026
Showings and lease signings begin: December 2, 2026
Smaller Units – Studios through 3-bedroom units (Fall leases only)
Email contact opens: April 1, 2027
Showings and lease signings begin: April 4, 2027
To promote equity in the leasing process, we accept email inquiries only during the three days before showings begin. Please have only ONE person from your group email us at wessingerproperties@gmail.com with the size of your group. We will randomize inquiries received during that period and contact prospective residents over the following weeks to schedule showings.
Other available units
Any units that become available outside our usual leasing timeline, as well as lease takeovers, will be posted here.
For everyone’s safety and privacy, all showings must be scheduled directly with us. Please do not knock on residents’ doors.
Expectations
We believe it is important to set clear expectations. While we would love to house everyone who is interested, demand for housing in Ann Arbor is consistently high, and reaching out at the three day mark does not guarantee a showing or lease.
